If you are buying your next home and you have had an offer accepted on a property your next step is to think about having the property surveyed by a qualified RICS Surveyor.

The property market is changing and it is now more important than ever to have an RICS Surveyor inspect your home before you legally commit to buying.

​

If you are purchasing with a mortgage, then the property may be inspected by an RICS Surveyor on behalf of the mortgage company.   This is not a Survey for the purchaser.  Most lenders will advise a "fuller" inspection is undertaken by a local Surveyor to ensure you are aware of its condition and also be advised of any concerns.

​

You  may just need a property valuation from a qualified RICS Surveyor.  This may be for a number of reasons, for example, a valuation for probate purposes, matrimonial purposes or for your Help To Buy sale or remortgage.

PRIVATE VALUATION

HELP TO BUY VALUATION

What is a Private Valuation?

  • A brief inspection and report to determine the property's value. â€‹

What is a Help to Buy Valuation?

  • You will have used the Help to Buy scheme and are now looking to sell your home or repay (redeem) your loan in full. The repayment amount you will be required to pay is calculated as a proportion (percentage) of the current market value.

  • A Market Value will be required.  This must be carried out by an RICS Registered Valuer.

What do we provide?

  • Our RICS registered valuers will provide a summary report outlining the type, age and accommodation of the property as well as its market value.

  • Any visible defects that may affect the market value will be outlined.

Property Condition Survey

LEVEL 1 (CONDITION)

SURVEY

What is a Level 1 (Condition) Survey?

A Level 1 property condition survey is a detailed assessment of a conventional building such as a house, flat or bungalow in order to evaluate its current maintenance and repair condition and highlight problems that may require varying degrees of attention.

What do we provide?

We provide an RICS Level 1 report which sets out the following:

  • Clear ‘traffic light’ ratings of the condition of different parts of the building, services, garage and outbuildings, showing problems that may require varying degrees of attention.

  • A summary of the risks to the condition of the building.

  • Advice on replacement parts guarantees, planning and control matters for your legal advisers.

HOMEBUYER SURVEY

LEVEL 2 (HOMEBUYER) SURVEY 

What is a Level 2 (HomeBuyer) Survey?

The survey provides advice on maintenance of the property, and the steps to be taken before exchange of contracts.  This service can be provided with or without a Valuation.

​

What do we provide?

  • A detailed and comprehensive property review with a clear report structure.

  • We will advise on any structural problems, such as subsidence or damp, any unwanted hidden issues both inside and out and, more importantly, any further investigations you need to make before you legally commit to buying the property.

Building Surveys

LEVEL 3 (BUILDING) SURVEY

What is a Level 3 (Building) Survey?

The report provides an in-depth analysis of the property's condition and includes advice on defects, repairs and maintenance options. The most comprehensive report of its kind that should be used for larger or older properties, or when planning major works.

What do we provide?

  • We deliver a simple and clear presentation style using a 1, 2, 3 rating system to ensure that you can easily identify the most serious problems.

  • Advice sheets on the best way to deal with some of the more common problems that have been found at the property.

  • An outline of repair options and the consequences of not dealing with any potential issues that are highlighted in the report.

Homescore Reports

HOMESCORE REPORT

What is a Homescore Report?

A simple, numeric rating report in order to quickly and easily evaluate the condition of a property.

 

This type of survey is usually carried out on properties that appear to be in generally reasonable condition and require less of a comprehensive evaluation. 

​

What do we provide?

  • A visual and non-invasive inspection which covers all the key areas of the property and uses easy to understand score ratings of 1-10

  • Photographs included within report.

​
